What CDMX Apartments is
CDMX Apartments is an English-language way into Mexico City's rental market. Roughly half of what you will find on Mexican rental portals is already gone by the time you ask about it. We confirm every apartment is still available with the listing agent before it goes on this site, and you deal with us in English from the first message to the keys.
We cover five central neighborhoods: Roma Norte, Condesa, Polanco, Juárez and Cuauhtémoc.
Who it is for
People moving to Mexico City from abroad who want a real apartment on a real lease, not an open-ended Airbnb. Most start while they are still in another country: we run viewings over video and start the document check before you arrive.
A tourist visa does not rule you out. What landlords check is income, bank statements and identification. The rentals we match start at $40,000 MXN a month.
How verification works
- Confirmed before it goes up.Before an apartment appears on this site, we confirm with the listing agent that it is still available.
- Confirmed within 7 days.Every listing on the site has been confirmed within the last 7 days. Once a place is rented, it comes down.
- Checked against your dates.When you tell us what you need, the agent checks what is genuinely available for your move-in date before sending you anything.
- Seen before you pay.You view in person or on video before any deposit is paid.
What renters pay
$0 in commission. In Mexico City the commission is paid by the property owner, not the tenant, so our side of it costs you nothing.
You will still pay what any renter here pays: a deposit, normally one month, and a póliza jurídica if the landlord requires one. What it really costs to rent breaks it down.
The aval problem
More than half of rentals fall apart at the paperwork, not at the viewing. Mexico City landlords usually ask for an aval: a local guarantor who backs your lease with their own property deed. Almost no new arrival has one.
What works instead is a póliza jurídica, a legal guarantee policy that stands in for the aval, typically two to five percent of the annual contract. Most landlords also want to see documented income of about three times the monthly rent. We tell you where you stand before you view anything, and we handle the aval, the póliza and the contract.
Who you work with
You work with someone who lives here: bilingual, in this market daily, and familiar with which landlords rent to foreigners and which will waste three weeks of your time before saying no. When you send a request, we pass your details to one vetted Mexico City agent, not a list of them.
What we do not do
- We do not charge renters a commission.
- We do not take a deposit on a place you have not seen, in person or on video.
- We do not post apartments we have not confirmed are available.
- We do not send your details to a list of agents.
- We do not own the apartments. They belong to their landlords, and we confirm each one with the listing agent.
- We do not currently match rentals under $40,000 MXN a month.
